With seven children and a vision that stretches decades into the future, this is not a side project. This is a family mission to build something that outlasts any single deal, market cycle, or generation.

Tanner Sherman
Christian. Husband. Father of seven. Everything Tanner does starts there. His faith is not something he practices on Sundays and sets aside on Monday. It is the lens through which every business decision, every relationship, and every dollar gets filtered.
Tanner served almost 10 years in the United States Army, where he learned discipline, leadership, and the kind of work ethic that does not quit when things get uncomfortable. That foundation shaped everything that came after.
After leaving the Army, Tanner discovered real estate investing during the COVID era and found a genuine passion for helping investors, from first-time buyers to institutional allocators, build portfolios and create lasting wealth.
Tanner is deeply analytical. He underwrites deals, builds financial models, studies markets, and breaks down the numbers on every asset before a dollar moves. He earned his degree in Real Estate Construction and Portfolio Development from American Public University, his broker license in Nebraska, and has led or advised on tens of millions in commercial real estate transactions. He co-hosts the Freedom Fighter Podcast with 70+ episodes covering investing, acquisitions, and building businesses that create real freedom.
He is not a trust fund kid. He is not a silver spoon story. He is a veteran, a father, and a man of faith who figured out that real estate is the vehicle and discipline is the fuel, and he has made it his mission to bring that playbook to anyone willing to put in the work.
Today, Tanner leads Top Tier Investment Firm as Principal and Managing Broker out of Omaha, Nebraska, overseeing brokerage operations, capital strategy, client relations, and the firm's continued growth across the Omaha metro.

Nicole Sherman
There is no Top Tier Investment Firm without Nicole Sherman. She is the reason this company runs, the reason tenants stay, the reason owners sleep at night, and the reason every detail gets handled before it ever becomes a problem.
Nicole Anuhea Sherman was born and raised in Hawaii, where hospitality is not a job description. It is a way of life. Growing up in one of the most diverse cultural melting pots on earth, she learned early that how you treat people is everything. That spirit of aloha is woven into every interaction she has, every relationship she manages, and every decision she makes for this firm.
With a background in hospitality and tourism, Nicole left everything she knew in Hawaii to start a new chapter in Nebraska alongside Tanner. That kind of move takes a rare combination of courage, faith, and grit, the same qualities she brings to the business every single day.
As Director of Operations, Nicole runs the entire property management operation. Tenant communications, maintenance coordination, lease administration, inspections, vendor management, financial reporting, and owner relations all flow through her. Her attention to detail is unmatched. Her ability to keep dozens of moving pieces running smoothly while making every person feel genuinely cared for is what sets Top Tier apart from every other management company in the market.
Nicole co-owns Top Tier Investment Firm and is licensed in Nebraska, where she has been brokering investment real estate for 4 years. She is the integrator who turns vision into reality, the operator who makes sure every promise gets kept, and the heart of this company. If Tanner is the engine, Nicole is the one who built the road.
